The meeting was called to order at 7:00 pm
Members Present: Pam Bruss (Chair), Carol Troy (Vice Chair), Mel Pfeifle, Laurie Colburn, Tom Dunne, Carol Meise, Sonny Harris (Alternate). Members Absent: Steve Chase (Alternate), Doug Troy (Alternate)

● Review and consideration of the January 26th, 2021 minutes. Motion: Carol Troy motioned to accept the minutes as written. Second: Mel Pfeifle Decision: Mel Pfeifle-Aye, Carol Meise-Aye, Carol Troy-Aye, Laurie Colburn- Aye.
Other Communications:
1) Discuss approval of signing the Adoption of the 2020 Master Plan – Pam Bruss will sign
2) Table of Uses discussion – Laurie Colburn will follow-up with Central Regional Planning Commission. Pam Bruss will invite the Conservation Commission to the next working meeting on March 9th 2021, to discuss overlay districts which they had started to lay out. Mel Pfeifle would like to look at assessed values which have increased based on successful projects brought before the Planning Board the past few years to better understand what additional funds we are supporting bringing to the town. Mel Pfeifle used 5Acres as an example of doubling the tax impact. (Would like to see a split between normal increase and project increase).
3) Warner River Local Advisory Committee Letter – received letter from Robert W. Wright Jr, requesting feedback on water quality and comments from the board. Pam to write up a short response. Pam Bruss mentioned Rt 114 water runoff and flowback issues, salt impact from RT114 and RT103. Resizing of culverts. Mel Pfeifle says that is too large of a project. Pam Bruss mentioned cleaning up the area around Tall Pines with better access and less land impact with trash in the area under Tall Pines.
4) Discussion regarding Selectboard discussing Bradford Junction Sign and New Use. Pam Bruss will draft a letter of non-compliance and request for review with the Planning Board.
5) Received Sign Permit from Bradford Market regarding changing brands which will require changing sign. No size or lighting will be changing so this will be filed with plans.
6) Map12 Lot2 – Sonny Harris brought up issues regarding no building permit, its in current use, needs a current use fine. Board recommended having Sonny send this to the Selectboard.
7) Map3 Lot34 – Email from Carolyn Demers asking for a subdivision plan on file, the Merrimack County of deeds does not have a copy on file. The Planning Board does not have anything on file either. Pam Bruss to contact Demers and update her.
Planning Board Communications: The next Planning Board Meeting will be held on February 9th, 2020 at 7:00pm remotely on the ZOOM platform.
