Lumber Barn Map 7 Lot 2 From 1/24: Lumber Barn: Doug Webb came to present a plan to replace/repair the retaining wall which is failing. Planning on building out and increasing square footage of building in the future. No need for a permit from the Planning Board for fixing the current retaining wall, needs building permit. Discussed buffers, no current change in square footage. Discussed process for future additions. New line drawn on plans with a note. Building permit needs to be submitted to the Selectmen’s Office.

Table of Uses Clarification: The purpose of the table is to make the zoning ordinance clear. Agriculture does not appear in the table of uses.
Matt Monahan: Zoning Ordinance does not include agriculture. Zoning Ordinance is not clear. The group discussed and questioned the uses and how to decide what would be allowed. No decision was reached on listing agriculture in the table.
Lot Line Adjustment Application Review: Fees have been adopted. Sign fee can be added.
Shoreline Protection Overlay District –Zoning Board has not reviewed. Comments are needed. Comments are needed from the Conservation Commission. Carol will send it to Conservation Commission. Steve has corrections when the time comes.
Sign Permit Fees: The group discussed the amount to be charged as a sign fee. Sign permit is not required and no fee is required if the town supplies the signs. Decision about sign fees is tabled. Signs are required as part of the site plan.
Other Communications:
17 Pleasant Valley Road – A question has been raised about rental of an Accessory Dwelling Unit. Pam Bruss mentioned that rental is not mentioned in the regulations for Accessary Dwelling Units. Sense of the Board is that there isn’t anything they can do.
Directional Sign – Sweet Beet Farm – A question was raised about a sign for Sweet Beet Farm at the intersection of County Road and West Road. The process is to include the sign as part of the site plan and obtain permission from property owner. Pam has asked that the farm work with the Center Meeting House to make it look nice.
Group agreed that signage regulations would be a good project for the Economic Development Committee.
Saving Special Places 2023 – Registration Mention of workshops available in March and April.
As this was Pam’s last meeting as Chair and a member of the Planning Board, Carol Meise and the group thanked Pam for her leadership. Pam said she would be available for the Board.
