ZONING BOARD OF ADJUSTMENT

Call To Order and Roll Call:
Brooks McCandlish, Chair called the meeting to order with Nancy McEachern, George Cilley, and Marge Cilley, Secretary present. Denise Renk and Andrew Pinard were absent.
Review and Consideration of May 1, 2013 Minutes:
Motion was made by George Cilley to approve the minutes as written with the edit that Bruce McCandlish name be corrected to Brooks. Seconded by Nancy McEachern. Motion carried 3-0.
Rob Messer – West Meadow Stables – Re: indoor riding arena – Special Exception
Map 2, Lot 48:
Rob Messer came before the board regarding a Special Exception for putting up an indoor 80 x 180 foot riding arena, a commercial business in a residential neighborhood.
Mr. Messer advised they have been hired by the town and paid by the town to provide coach services for the 4th of July celebration. This is not a new business and will not change the site. An overview of what would be taking place with a map was shown to the board by Mr. Messer. There will also be a 72 x 60 double center isle barn holding 15 stalls, with tack room and feed room. Lessons and two annual events will be held.
Marcia Keller suggested a joint meeting for a Public Hearing with the Zoning Board of Adjustment and Planning Board to expedite this procedure with a suggested date of June 25, 2013.
Jim Bibbo –Deer Valley Road – Map 8, Lot 12 – Consultation – Variance Application:
Jim Bibbo came before the Board to discuss his Application and update the committee with what he did before and this being the same property involved. The Public Hearing will be held on July 3, 2013
John Gioldassis – Pizza Chef – Sign – Special Exception represented by Kelly Gale, Map 17, Lot 62:
Kelly Gale represented John Gioldassis regarding an internal lighted sign and an off premise sign. It was suggested that the actual owners name should show on the Application, and letter of authorization needs to be received.
A Variance would be for internal illumination. Application was submitted.
A Special Exception would be for the off premise sign. Application was submitted, and both applications do need signatures.
This could also be a joint meeting with the ZBA and Planning Board.
Motion was made by Nancy McEachern to hold a joint Zoning Board of Adjustment and Planning Board Public Hearing for Rob Messer and John Gioldassis on Tuesday, June 25, 2013. Seconded by George Cilley. Motion carried 3-0.
Federico Montanari – 37 High Street – Map 16, Lot 16 Variance Application to build a garage.
Mr. Montanari came before the ZBA requesting a Variance to build a garage and needs to fill out the form for the Building Inspector. Mr. Montanari had plans which he explained to the board for a 20 x 18 foot garage. It was explained to Mr. Montanari that a Special Exception may be acceptable. Shoreland Protection questioned, and it was suggested he contact DES regarding this. It is hoped to be able to get this prepared for the July 3, 2013 ZBA regular meeting.
Letter of Resignation:
Nancy McEachern presented a letter of resignation effective July 1, 2013.
No other business to come before the Board, meeting adjourned 9:00pm.
