TOWN OF BRADFORD

ZONING BOARD OF ADJUSTMENT

SEPTEMBER 4, 2013

7:00PM

Call To Order and Roll Call:

Brooks McCandlish, Chair called the meeting to order at 7:00pm with George Cilley, Denise Renk, Mark Fournier, Alternate, and Marge Cilley, Secretary present. Absent were: Erich Caron, Steve Chase, Alternate, John Pfeifle, Selectmen Representative, Alex Spiliotis, and Jim Bibbo.

Brooks McCandlish, Chair seated Mark Fournier for Erich Caron.

Review and Consideration of August 7 2013 minutes:

Motion was made by George Cilley to approve the August 7, 2013 minutes. Seconded by Denise Renk. Motion carried 4-0.

Neil Manning – 4 Sunset Lane – Public Hearing – two variances:

First Variance:

Mr. Manning provided pictures.

Neil Manning came to the Zoning board of Adjustment with an Application for a Variance for an existing shed which needs to be removed from present location to a site 4 feet from the adjoining property line. This will be 15 feet further away from the lake. There will be siding and new roof with shrubbery around it.

Second Variance:

Pictures were provided:

Mr. Manning came to the Zoning Board of Adjustment with an Application to build a deck on the back of his house where a barn used to be. This will be 12 feet wide.

It was noted that two letters had been received concerning both Variances with one stating in favor of the Variance requests and one not opposed. Town Department’s return notices that were received were read by the Chair.

Motion was made by George Cilley to Approve the Variance for the relocation of the shed at 4 Sunset Lane as presented on Map 16, Lot 27 Seconded by Mark Fournier. Motion carried 4-0.

All five criteria were read, discussed and met.

Motion was made by George Cilley to approve the Variance for building a deck on the back of the house as presented at 4 Sunset Lane, on Map 16, Lot 27.

Denise Renk added with the contingency of State Approval of Shoreline Protection.

Motion seconded by Mark Fournier. Motion carried 4-0.

All five criteria were read, discussed and met.

Doug Webb – Lumber Barn – Route 114, Map 7, Lot 2 – Consultation:

Doug Webb came to the Zoning Board of Adjustment regarding Signage. Mr. Webb provided a plan showing anticipated location of sign which he discussed as being a Triangle Sign. Mr. Webb indicated he will check with Brooks McCandlish, Chair to make sure all is in order prior to forwarding information to be sent to the abutters.

Motion was made by George Cilley to schedule the October meeting on Thursday, October 10, 2013 at 7:00pm.. Seconded by Mark Fournier. Motion carried 4-0.

There being no other business, meeting adjourned 8:00pm.
