At 7:10 a Public Hearing was opened to review the application by Mark and Laura Black for a Variance to Article III, Section D-1-4 to replace existing house with new dwelling located at 24 East Shore Drive – Map 22, Lot 13. Mr. Black reviewed the application seeking a setback variance from shoreline of Lake Massasecum.
During the discussion following, Bill Duffy noted that the entire property fell within 100 feet of an approximately 60,000 square-foot wetland and therefore would require a variance to Article VIII, Section D. The Blacks agreed to this addition to their application. The Public Hearing was closed at 7:53.
Motion: Bill Duffy motioned to approve the application with the following conditions:
- Construcion shall include systems to increase filtration of runoff from roofs of all structures
- The entire driveway shall be constructed using pervious surfaces such as permeable pavers.
- A rain garden and/or swale shall be planted with native vegetation between house and shoreline of Lake Massasecum.
