Review of Minutes:
Minutes of 4/7/2021 meeting were reviewed. Bill motioned to approve; Beth seconded. All Ayes

Unfinished Business:
Proposed changes/improvements to Zoning Ordinance:
The Conservation Commission provided an outline to the Planning Board earlier this year. Brooks will send a copy of the outline to the Zoning Board.
Brooks asked members to continue to review the existing ordinance and bring suggestions to a future meeting.
Rules of Procedure are on the website and available to the Board. Brooks encouraged members to look them over and discuss any concerns/suggestions they may have at the next meeting.
Board welcomes new Zoning Board Secretary Aimee Dallas.
Communications and Misc:
Brooks sent out copies of email correspondence regarding:
- subdividing a lot on Alder Plains Rd, a Class 6 Road.
- building an accessory unit on Center Rd, lots 102A and 102B
- questions about a junk yard at 340 Fairgrounds Rd.
Beth Downs presented correspondence regarding 340 Fairgrounds Rd. Beth asked if we would approve a junk yard. Brooks stated that a junk yard at 340 Fairgrounds Rd. would need a junkyard permit from the Board of Selectmen. They also need a special exception from Zoning board to have a junk yard. Public would have a chance to weigh in and express any concerns. Beth is a direct abutter of property. She expressed her grievances regarding the noise and vehicles in the yard. The Town has been in onceto clean up and concerns are being raised that vehicles are starting to accumulate again. Beth stated this has been an on-going issue at 340 Fairgrounds Rd. There have been cease and desist orders on this property in the past.
Online course was discussed. Members are encouraged to attend.
