Review and consideration of the of the Sept 21, 2022 minutes.
Motion: Bill Duffy motioned to accept the minutes as written.

Decision: The motion was unanimously approved.
Public Hearing:
Hearing to review Special Exception Application from John Tucker commenced at 7:05 PM.
Mr. Tucker presented a review of his application for a Special Exemption to the following Zoning Ordinances:
- Article III.D.2 – Front yard setback.
- Article V.B.2 – To alter a pre-existing building which is non-conforming due to lot size and reduce side yard setback requirements.
Findings of fact:
- The front yard setback exception is no further than the average depth of existing building on either side of the lot.
- Request for variance to reduce side yard setback is permitted by Bradford Zoning Ordinances.
- Abutter to south, Rory Lettvin, whose property would be affected by the side yard setback, sent a letter of support.
- Email from Bradford Road Agent, Steve Hall, who noted the front yard setback exception would not be an issue at this time.
No comments from public. Public hearing closed at 7:25 PM.
Motion: Doug Southard moved to accept the special exception as presented.

Decision: The motion was unanimously approved.
New Applications: Melisa Bondaruk presented an Application for a Variance from Article III Section D to reduce road and shoreline set back requirements to allow construction of a 6 x 16 foot storage space attached to the existing house at 80 Gillingham Drive.
Application was found to be incomplete, in that responses to the five variance criteria were not completed.
Motion: Nathanial Bruss made a motion to accept the application provided the five variance criteria are presented to the ZBA by Oct 14th, 2022.

Decision: The motion was unanimously approved.
A site walk was scheduled for Oct 18th. A public hearing was scheduled for the next ZBA Meeting, Nov. 2nd, 2022.
New Business: The Board reviewed the 2023 budget and the option to use NH Central Regional Planning Commission to take ZBA Minutes.
Motion: Nathanial Bruss made a motion to carry the 2022 budget amounts to 2023.
